📊 Central Florida Real Estate Market Report

August 2026

Latest monthly market data available as of September 2026

The Central Florida housing market continues moving toward greater balance, giving buyers more choices and more time to make informed decisions while requiring sellers to be increasingly strategic about pricing, presentation, and marketing.

August brought a seasonal slowdown in sales and new listings across the Orlando-area market, while available inventory remained elevated. Home prices, however, continued to demonstrate relative stability—particularly in the single-family market.

Rather than a market driven by urgency, today’s Central Florida market increasingly rewards preparation, positioning, negotiation, and local market knowledge.

📈 Central Florida Market at a Glance

According to the Orlando Regional REALTOR® Association’s August 2026 market report:

$400,676 — Median Home Price
12,144 — Homes in Inventory
4.9 Months — Housing Supply
64 Days — Average Days on Market
2,478 — Closed Sales
3,439 — New Listings
6.7% — Reported Average Interest Rate

The overall median home price declined from $410,494 in July to $400,676 in August.

Inventory increased slightly from 12,043 homes in July to 12,144 homes in August, while months of supply increased from 4.4 to 4.9 months.

ORRA identifies approximately six months of supply as a balanced market, meaning the region has moved closer to balance while remaining below that benchmark.

🏡 Central Florida Real Estate Market Overview

August’s numbers point to a housing market adjusting to today’s financing and affordability environment.

Closed sales decreased 8.9% from July, while new listings declined 7.7%. At the same time, inventory remained above 12,000 homes, providing buyers with significantly more selection than during the highly competitive markets of recent years.

Homes spent an average of 64 days on the market, unchanged from July.

For buyers, that can mean more opportunity to compare properties, evaluate financing options, conduct appropriate due diligence, and negotiate based on the individual property and market conditions.

For sellers, increased competition makes accurate pricing and strong property positioning increasingly important.

🏠 Central Florida Single-Family Homes

Single-family homes continue to represent the largest portion of Orlando-area residential sales.

In August:

1,929 single-family homes sold

The median single-family home price was:

$436,456

That compares with $435,069 in August 2025, demonstrating relatively stable year-over-year pricing in this segment.

With buyers having more choices, homes that are appropriately priced, well maintained, properly presented, and effectively marketed can be better positioned to compete for buyer attention.

🏢 Central Florida Condominiums & Townhomes

The condominium and townhome segment continues to provide another avenue for buyers considering Central Florida homeownership.

In August:

549 condos and townhomes sold

The median price was:

$301,071

That compares with $309,493 in August 2025.

With inventory and market conditions varying considerably by community, condominium buyers should evaluate not only purchase price but also association fees, reserves, insurance considerations, assessments, financing eligibility, and the financial health of the association.

For sellers, understanding how their individual community compares with competing properties is increasingly important.

🌴 Florida Housing Market Perspective

Central Florida is part of a broader Florida market that also showed signs of settling into a more measured pace during August.

Statewide, Florida recorded a $415,000 median sale price for existing single-family homes, while the statewide condo and townhome median was approximately $298,000.

Florida Realtors reported that single-family inventory declined approximately 13% year over year, while condo and townhome inventory declined approximately 11.5%.

These statewide trends reinforce an important point:

Real estate conditions are increasingly local.

Market conditions can differ substantially from one county, city, neighborhood, price range, property type, and even community to another.

📍 Central Florida County-by-County Market Insights

🌆 Orange County

Orange County remains at the center of Orlando-area residential activity, offering a broad mix of established neighborhoods, urban communities, suburban housing, luxury properties, new construction, and investment opportunities.

August’s broader Central Florida conditions give many Orange County buyers more opportunity to evaluate available homes and negotiate based on the individual property.

For sellers, neighborhood-level pricing is increasingly important. Market conditions in one Orange County community may differ considerably from another, making comparable sales and current competition essential when determining a pricing strategy.

🌴 Osceola County

Osceola County continues to offer a substantial mix of resale homes and new-construction communities.

For buyers comparing existing homes with new construction, purchase price is only one part of the equation. Builder incentives, financing options, closing-cost assistance, HOA or CDD obligations, taxes, property location, and long-term ownership goals should all be considered.

In the current market, comparing both resale and new-construction opportunities can help buyers understand the full range of available choices.

🌅 Lake County

Lake County continues to provide buyers with communities ranging from established neighborhoods to expanding new-construction corridors.

For buyers seeking additional space, different lifestyle options, or alternatives to the Orlando urban core, Lake County can provide opportunities worth comparing with neighboring Central Florida markets.

As throughout the region, conditions vary by community and price range, making local comparable sales and active inventory important when evaluating a purchase or sale.

🌳 Seminole County

Seminole County remains an important part of the Central Florida housing market, with established residential communities and access to major employment and transportation corridors.

With buyers becoming more selective, property condition, location, pricing, and competing inventory can significantly influence how individual homes perform.

Sellers should pay particular attention to recent comparable sales and active competition rather than relying solely on past market conditions.

🌊 Volusia County

Volusia County adds another dimension to the broader Central Florida market, offering coastal communities as well as inland residential areas.

Because market conditions can differ substantially between coastal, suburban, and inland communities, buyers and sellers should evaluate Volusia County at the local level rather than relying solely on regional averages.

Property type, location, insurance considerations, condition, and current inventory can all influence value and negotiating strategy.

💡 What Does Today’s Market Mean for You?

🏡 Buyers

Today’s buyers may benefit from:

  • More available homes to consider.
  • More time to compare properties.
  • Greater negotiating opportunities on certain homes.
  • Potential seller concessions depending on the property and transaction.
  • Opportunities to compare resale homes with new construction.
  • A market that rewards strong financing preparation.

Obtaining financing information early and understanding your complete monthly housing costs can help you evaluate opportunities confidently.

🏠 Sellers

Buyers remain active—but they also have more choices.

That makes strategy increasingly important.

Homes that are:

  • accurately priced,
  • properly prepared,
  • professionally marketed,
  • well presented, and
  • positioned appropriately against competing inventory

may be better equipped to attract qualified buyers.

Today’s market makes it particularly important to evaluate current competition and recent comparable sales rather than pricing based solely on what neighboring homes sold for during previous market cycles.

🏗️ Considering New Construction?

Central Florida continues to offer numerous new-construction opportunities.

Depending on the builder, community, property, and financing program, buyers may encounter incentives such as closing-cost contributions, financing incentives, upgrades, or other promotional offerings.

However, incentives vary and should be evaluated alongside the total purchase price, financing terms, taxes, HOA/CDD obligations, location, and long-term ownership goals.

Having your own real estate representation can help you compare building new versus buying existing based on your individual circumstances.

🎯 Bottom Line

The Central Florida housing market continues moving toward greater balance.

With 4.9 months of housing supply, buyers have more breathing room than they experienced during the highly competitive seller’s markets of recent years—but the region has not yet reached ORRA’s six-month benchmark for a balanced market.

Single-family home prices have remained relatively stable year over year, while increased inventory and longer marketing periods have changed how buyers and sellers approach transactions.

This is no longer simply a market driven by urgency.

It is increasingly a market driven by strategy.

Preparation creates opportunity.
Pricing influences results.
Negotiation matters.
Local market knowledge makes the difference.

Whether you’re buying your first home, selling your current property, relocating to Central Florida, building new, or exploring an investment opportunity, understanding today’s market is an important first step toward making an informed real estate decision.
